About Atriums Airport Executive Center
The Atriums was built in the late 1980’s and was first conceptualized to be a studio facility for an art school. Its design includes “clerestory lights”, which are any rows of windows above eye level that provide natural light without compromising privacy. It also incorporates a cluster design grouping sections of offices around an “atrium” of lush palm trees, creating a smaller, cozier, natural environment even though the complex encompasses a vast area and contains fifty-five (55) rental suites.
Tenants of the Atriums enjoy a range of office sizes available to them. Choose a boutique size at 140 square feet all the way up to our two-story flagship of 1,200 square feet, allowing for room to grow as their business grows. Recently, the property has been going through a transformation with major upgrades to the restroom facilities, the walkways, the grounds and culminating in a state-of-the-art video conferencing and meeting room available for use by all Atrium tenants.
Conveniently located on Route 41 (Tamiami Trail) right next to the Sarasota-Bradenton International Airport, the Atriums offers ease of meeting out-of-town clients and vendors. FREQUENTLY ASKED QUESTIONS
The Atriums is an architecturally unique office building consisting of 55 suites of various sizes, conveniently located adjacent to the Sarasota-Bradenton International Airport on Highway 41 (also known as 14thStreet or North Tamiami Trail).
Leases at the Atriums are for a minimum of one (1) Year.
After the above-referenced credit and background checks are satisfactorily determined, The Atriums requires the first and last month’s rent (with tax), and a security deposit equal to one month’s rent (no tax) due before lease signing.
Tenant agrees to purchase and maintain in force during the term of this Lease or any renewal or extension hereof, public liability insurance through an insurance company approved by the Landlord, adequate to protect against liability or damage claimed through public use of, or arising out of, accidents occurring in or around the leased premises in a minimum amount of $500,000.00 for each person injured; $500,000.00 for any one accident; and $500,000.00 for property damage. In addition, Tenant will carry full coverage casualty insurance on Tenant’s goods and equipment kept on the leased premises. All cost of such insurance shall be at the expense of the Tenant. Such insurance policy or policies shall coverage for Landlord’s contingent liability on such claims or losses. Tenant further agrees that all policies shall contain a written commitment from insurer to notify Landlord in writing at least 30 days prior to the cancellation or refusal to renew any policy. Tenant shall provide Landlord with a copy of each policy as and when issued by the insurer. In the event Tenant shall fail to keep all required insurance policies in full force and effect during the entire term of this Lease, and any extension or renewal thereof, Landlord may procure the necessary insurance required by this Lease, and any premiums paid by Landlord shall be immediately due as additional rent and failure to make such payment upon demand shall be deemed a default under the terms of this Lease.
Standard office electricity usage, air conditioning & heating, reasonable office waste disposal, two (2) hours in the conference room per month per office suite leased, and access to common bathroom facilities are all included in your monthly rent.
Internet, phone, cable, and maid services, plus any exorbitant amounts of trash or electrical consumption are the tenants responsibility, should tenant’s business require such amenities.
Just contact The Atriums office to coordinate your movers, Internet or phone service providers. All technicians MUST sign in at The Atriums office BEFORE any work can begin.
The rent is due on the first of each month. Tenant to pay Landlord a late payment fee of $25.00 per day for each day the rent is unpaid. This late fee will be calculated from the 2nd day of the month, as the first late day, until the rent is paid in full.

It is the tenant’s responsibility to have the payment received by The Atriums on time.
Yes, rent is taxable. The current Manatee County tax rate is 5.5%.
The Atriums happily offers twenty-four hours a day, seven days a week, three hundred and sixty-five days a year access for all of our tenants.
No, subleasing is not allowed at The Atriums.
The Atriums is a smoke, drug and alcohol free complex. Smoking is not allowed in or directly outside any of the office suites. Smoking is restricted to designated smoking areas at the perimeter of the complex.
The Atriums normally has a maintenance person onsite during Managment office hours. Please report all issues to The Atriums property manager via email to prevent any maintenance leans.
The Atriums maintains a No Solicitation Policy. Please report any solicitation to The Atriums office. All such activities will be reported to the Manatee County Sheriff’s Department.
The Atriums Management office is open Monday through Friday, from 10:00 am to 4:00 pm, excluding some holidays. Tenants can contact us if there is an emergency through phone at (941) 274-8111 and any other inquiries during non-business hours can be sent to us via email at [email protected].
