About Atriums Airport Executive Center
The Atriums was built in the late 1980’s and was first conceptualized to be a studio facility for an art school. Its design includes “clerestory lights”, which are any rows of windows above eye level that provide natural light without compromising privacy. It also incorporates a cluster design grouping sections of offices around an “atrium” of lush palm trees, creating a smaller, cozier, natural environment even though the complex encompasses a vast area and contains fifty-five (55) rental suites.
Tenants of the Atriums enjoy a range of office sizes available to them. Choose a boutique size at 140 square feet all the way up to our two-story flagship of 1,200 square feet, allowing for room to grow as their business grows. Recently, the property has been going through a transformation with major upgrades to the restroom facilities, the walkways, the grounds and culminating in a state-of-the-art video conferencing and meeting room available for use by all Atrium tenants.
Conveniently located on Route 41 (Tamiami Trail) right next to the Sarasota-Bradenton International Airport, the Atriums offers ease of meeting out-of-town clients and vendors. The Atriums is an architecturally unique office building consisting of 55 suites of various sizes, conveniently located adjacent to the Sarasota-Bradenton International Airport on Highway 41 (also known as 14thStreet or North Tamiami Trail).
Leases at the Atriums are for a minimum of one (1) Year.
After deciding what suite best fits your business needs, The Atriums management will conduct a credit and background check to determine your businesses viability. A non-refundable fee of $50.00 is required before the background and credit-check process can begin. After the above-referenced credit and background checks are satisfactorily determined, The Atriums requires the first and last month’s rent (with tax), and a security deposit equal to one month’s rent (no tax) at the time of the lease signing.
Public Liability Insurance (Comprehensive General Liability or Commercial General Liability) including Contractual Liability Insurance, with a combined bodily injury and property damage limit of not less than one million dollars ($1,000,000.00) per occurrence and not less than two million dollars ($2,000,000.00) in the aggregate, insuring against all liability of Tenant its agents, servants, contractors, employees, customers, licensees, and invitees arising out of and in connection with Tenant’s use or occupancy of the Premises. Landlord, or any successor thereto, and other designees of Landlord as the interest of such designees shall appear, shall be named as additional insurers*
* The Atriums requires being a named insured on the tenants liability insurance policy and a Certificate of Insurance (COI) must be provided upon occupancy of any leased suite. Separately, the tenant is urged to carry renters insurance with contents and business interruption coverage.
Standard office electricity usage, air conditioning & heating, reasonable office waste disposal, two (2) hours in the conference room per month per office suite leased, package receiving & client drop-off service, and access to common bathroom facilities are all included in your monthly rent.
Internet, phone, cable, and maid services, plus any exorbitant amounts of trash or electrical consumption are the tenants responsibility, should tenant’s business require such amenities.
Just contact The Atriums office to coordinate your movers, Internet or phone service providers. All technicians MUST sign in at The Atriums office BEFORE any work can begin.
Your rent is due on the first of each month. Late fees are charged for any rent RECEIVED after the fifth of the month and are 10% of your total base rental price.
The Atriums can accept the following forms of payment:
Single Transaction Debit & Credit Card Payments* (4% fee), Monthly Recurring Debit or Credit Card Payments* (2% fee), Check, Money Orders, and Automatic Bill Pay.

It is the tenant’s responsibility to have the payment received by The Atriums on time.
